Office Properties - Due Diligence: On behalf of an institutional investor, provided comprehensive due diligence services / oversight on the acquisition of approximately 547,000 square feet of office buildings valued at approximately $210,000,000.

Retail Properties - Due Diligence: On behalf of an institutional investor, provided comprehensive due diligence services / oversight on the acquisition of approximately 728,000 square feet of retail centres buildings valued at approximately $150,000,000 on behalf of an institutional investor.
Day's Inn - Ottawa Airport, Ottawa, Ontario: The Day's Inn Ottawa Airport is a limited service 81-guest room hotel located on a busy arterial road in close proximity to the Ottawa International Airport. The leasehold and leased fee interest was sold on an exclusive basis where Blackstock Realty Corp. was the co-listing brokerage with Oeming Commercial Realty Corp. The transaction closed ten weeks after the Letter of Intent was executed.
Ramada Hotel & Conference Centre, Toronto, Ontario: As a Managing Director for the listing brokerage, Frank Muhr was responsible for the marketing and sale of the the Ramada Hotel & Conference Centre, a 285-guestroom hotel located in the Highway 401 and Highway 404 area of Toronto, Ontario. The hotel was sold to Winport Developments Ltd., who have since completed an extensive renovation as part of the re-branding and re-positioning of the hotel to a Wyndham Garden Inn.

Crowne Plaza Toronto Don Valley, Toronto, Ontario: As Consultant to the mortgagee, Frank Muhr's Asset Management responsibilities for the former 354-guestroom, full service Radisson Don Valley Hotel & Conference Centre included the day-to-day oversight of trustee in bankruptcy, third party management and ultimately, the marketing and sale of property. The hotel was then fully renovated and re-branded as a Crowne Plaza by the new owner.

The Ramsden Condominiums, Toronto, Ontario: As Development Consultant to the mortgagee, Frank Muhr was responsible for the conversion of the obsolete office buildings at the south east corner of Yonge Street and Belmont Street, in the City of Toronto to 125 residential condominium units with a grade level retail component. His role comprised of completing the requisite feasibility analysis, obtaining requisite planning approvals and overseeing the development process to condominium registration and unit turnover. Frank Muhr's role also included finalizing the Official Plan Amendment and rezoning application of adjacent parcel of land at 59 McMurrich Street for 112 residential units, which property was ultimately sold by the mortgagee. In proceeding with the redevelopment, the mortgagee recaptured all of its mortgage and investment capital and yielded a return on its investment.

World Trade Centre Land, Toronto, Ontario: As Development Consultant to the mortgagee, Frank Muhr was responsible for formalizing the Ontario Municipal Board's conditions respecting the rezoning and Official Plan Amendment for the subject lands (Bay Street and Lakeshore Blvd.) which comprised of approximately 1,300,000 square feet of residential density and approximately 285,000 square feet of commercial / ancillary uses. On completion of the approval process and creating an alternative site plan for sale purposes (4 tower plan vs. 3 towers) the property was then marketed and sold to a Vancouver based developer. The Pinnacle Centre, as the project is now known is well on its way to becoming a landmark development with the fourth tower nearing completion.

1881 Yonge Street, Toronto, Ontario: As Consultant to the mortgagee, Frank Muhr had Asset Management responsibilities on this 103,000 square foot class "A" office building in mid-town Toronto. Responsibilities included; overseeing foreclosure proceedings with co-lender, overseeing third party property management, leasing program and the ultimate sale of the property.

Radisson Plaza Hotel Admiral, Toronto, Ontario: As Consultant to the mortgagee, Frank Muhr had Asset Management responsibilities on this 156-guestroom hotel in Toronto's Harbourfront district. Responsibilities included; restructuring of debt, oversight of monitor, direct liaison with mortgagor during marketing and sale campaign and assisting with the underwriting of the new first mortgage to facilitate the sale of the property to a private hotelier.
